It shouldn't be just GBP lastunicorn, If you take a look at the gains formula
Gains = Target Resource * Attack Type * PNF * KNF * GBP * GS * Race * Stance * Relations * Science * Target Stance
i was hit by an elf at war with what I'd assume is VERY bad gains science and kd relative nw +-1%....If u wash those all varibles as a "small" effect you are left with with GBP, GS and PNF factors or
Gains = Target Resource * Attack Type * PNF * GBP * GS
Now look at the actual numbers, i was 189 acres so, 189*0.03 which is the "minimum" yields 5.67 acres.
GBP mod alone would be: 5.67*.8=4.5
GS mod alone would be:5.67* (1-0.336)=>3.737664. ....40% GS mod on 70 BE
GS and GBP=> 2.99
Based on that you can assume GS mod down the min gain...
Back to the main topic though based on vague recollection i have over multipel ages and many many hits over time i'd want to say PNF * KNF =min 3% as it always feels like GBP protection lowers our gains when hitting smallies and racial/science mods up our orc gains compared to undead doing similar hits.

Minimum gain in war isn't 3%. It's 30% of the optimum gain, thus 3.6%. Unless they changed it this age.
It is modified by science and it used to be modified by pool gains. Dunno about relative KD nw and all that.
Last age, you would expect to gain about 4% (I suppose that GS modified it too, but my opponents didn't have it).
I kept attacking provinces 10-40% of my size and I even made sure to do some tests.
